At ANS Design, our approach to residential design is grounded in delivering outcomes that are not only visually strong, but also fully aligned with council planning controls.

We’re proud to highlight that design principles consistent with our work are reflected in The Hills Development Control Plan (DCP) 2012, specifically within Part D Section 7 – Balmoral Road Release Area .

This recognition reinforces our commitment to high-quality, compliant design across Sydney’s growing residential communities.

Understanding the Importance of Corner Lot Design

Corner sites are among the most prominent residential lots within any subdivision. Unlike standard lots, they are exposed to two street frontages, making them highly visible within the streetscape.

Because of this, The Hills DCP places strong emphasis on ensuring these homes:

  • Contribute positively to the neighbourhood character
  • Avoid presenting blank or inactive façades
  • Deliver architectural quality on both elevations

The DCP clearly states that dwellings must be designed to:

“Address both street frontages”

This principle is central to achieving both compliance and strong design outcomes.

What Defines a Successful Corner Lot Design

The Hills DCP outlines a series of design elements that should be incorporated to enhance corner lot homes.

Architectural Articulation

Well-designed homes include features such as:

  • Verandahs and balconies
  • Entry porticos
  • Feature windows and window boxes
  • Gables and roof articulation
  • Vertical design elements to reduce bulk

These elements break up large wall planes and create visual interest across both façades.

Dual Street Presentation

A key requirement is that both street frontages are treated as primary elevations, not secondary or leftover spaces.

This means:

  • Windows and openings should face both streets
  • Materials and finishes should be consistent
  • Blank walls should be avoided

The result is a home that feels integrated into its surroundings from every angle.

Strong Corner Definition

One of the most important design opportunities is the corner itself.

Effective designs often include:

  • A vertical feature element
  • A balcony or architectural projection
  • A defined entry or feature wall

As illustrated in Figure 8 of the DCP (page 26), these elements help create a strong visual anchor and improve the overall streetscape outcome .

What Poor Design Looks Like

The DCP also identifies outcomes that should be avoided.

These include:

  • Blank walls along the secondary frontage
  • Exposed service elements such as hot water units
  • High fencing that disconnects the home from the street
  • Designs that only address the primary frontage

These approaches diminish the visual quality of the neighbourhood and often create challenges during the approval process.
